Check-In Information
  • Check-in time is at 4:00 p.m. If you wish for an early check-in contact management, and we will try our best to accommodate you!
  • To check-in, simply go to the unit and use the four-digit access code that was emailed to you (from [email protected])
  • Powder Stays offers complimentary Wi-Fi. All the Wi-Fi information is located on the stand on the counter upon check-in and should have been included in your access email!
  • For the Schlage model locks, press the "Schlage" button to illuminate the keypad, enter the code, and then turn the center knob if present.
  • All other models simply enter the code and the latch will disengage.
  • If you find anything broken or damaged upon your arrival, you must report it within the first 24 hours. If we haven’t previously been made aware of it, and it has been more than 24 hours since your arrival, it will be considered to have occurred during your stay and repairs/replacement will be your responsibility.

Rules & Regulations

Pet Policy

Pets are not allowed in the Moose Hollow and Cascades community. However, service animals are permitted if proper documentation has been provided to management prior to arrival.

If we find out there has been a pet in the unit without permission a fee will be charged to the credit card on file.

Owners are allowed to have pets, but renters and guests of owners are not allowed to have pets on the premises at any time.

Parking

Each Cascades town home has a standard two car garage. If you have a larger vehicle that will not fit in the garage, parking for the Cascades is allowed in stalls around the complex. There is no assigned parking in the stalls. The parking stalls in front of the Clubhouse may be used unless the Clubhouse is reserved.

There is no parking allowed in the courtyards at any time. If an owner or guest is parked in the courtyard, you will receive a warning from management. If the vehicle continues to park in the courtyard, a $25 fine will be assessed to the owner of that vehicle. This fine will increase to $100 for subsequent offenses ($500 maximum fine/ month).

Recreational vehicles, boats, and trailers should be parked at the bottom of the cul-de-sacs of Fox Run Drive, Lakeview Drive and Moose Hollow Drive. No vehicle, trailer, or boat should be continuously parked on-site for more than 5 days without receiving permission from the management committee.

Ski / Snowboard Gear

Each Moose Hollow condo gets its own ski locker. The key(s) to your locker should be found in the unit. Be sure to store your ski/snowboarding equipment in these lockers. It will save you space as well as keep the condos in pristine condition. For the Cascades town homes store your equipment in the garage.

Garbage

There are dumpster located throughout the community. Please dispose of any trash, and make sure to empty all garbage cans upon final departure. This way trash isn't sitting in the condo or town home.

Barbecuing

Barbecue grills are NOT allowed on the decks of the condominiums or the town home units because of fire hazards. Barbecue grills are only allowed on patios or in the designated grilling areas in the common area. Barbecue grills may not be reserved.

The barbecue grills located around the common grounds are for owners and guests. After barbecuing please clean out the grill and pick up all trash.

If there is a propane grill located at your unit, make sure to follow all safety precautions. When you are finished, be sure to turn the propane off.

If your grill is out of propane, call 801.648.7332 and management will bring you a full propane tank.

Picnic Tables & Canopy Rentals

There are two separate picnic table areas located behind Moose Hollow Condominium Bldg 1 which may be reserved. Four (4) canopies are also available to rent for $25 each. Renter is responsible for set-up and breakdown of canopies.

Renters will be responsible to clean area up after their event or forfeit deposit. A credit card will be kept on file for a deposit if reserving the picnic area. If the area is not cleaned after use, the card on file will be charged for the amount of time it took to clean the area at a rate of $30 per hour.

A credit card will be kept on file as a deposit when reserving a canopy. If the canopy is returned in good condition the card will not be charged. If the canopy is not returned or is returned in poor condition, the credit card on file will be charged $150.00 per canopy.

Fireworks

Due to fire hazards, fireworks at NOT allowed in the community at any time.

Smoking Policy

Due to the known adverse health effects of secondhand smoke, and the fact that secondhand smoke has been defined as a nuisance by the Utah State Legislature, the Committee hereby declared that tobacco smoking, to include e-cigarettes, shall be prohibited inside any “Condominium Unit” and/or in the “Common and Limited Common Areas” out to a distance of 25 feet from the “Building” as defined in the Declaration of the Moose Hollow Condominium Project. These prohibited areas include the condominium unit patios and decks, stairs (indoor and outdoor), stairwells, common entrance areas, the swimming pool area to include both Jacuzzi areas and the “Clubhouse” and its associated deck and fitness/recreation room. Smoking will not be prohibited when at a minimum of 25 feet away from the areas listed above or when in a designated smoking area which is identified by signage and contains a cigarette butt trash receptacle.

  • First Violation: Written notice of violation
  • Second Violation: $50.00 fine
  • Subsequent Violations: $100.00 fine

Fines will be collected in accordance with the Rules and Regulations as determined by the Management Committee.

Community Pool & Hot Tub

Moose Hollow & Cascades Community Pool & Hot Tub

All of our guests staying in Moose Hollow and Cascades with Powder Stays are invited to visit the community pool and hot tubs located in Moose Hollow across from building 6 on North Huntsman Path. The pool is seasonal and only open to our guests during the summer. The hot tub and sauna are open to our guests year-round! The hours are 8:00 AM to 10:00 PM. Please use the amenity pass (white card on lanyard) to gain access to the pool area.

Reminder: You do need the amenity pass to leave the pool area as well, so make sure to keep it with you at all times.

Appliance Instructions / Information

Fireplace

Most of our units have a gas fireplace located in the unit. The switch next to the fireplace turns the fireplace on. Please use caution while the fireplace is on and always turn it off before leaving the property. Some of the fireplaces take a minute to turn on, so be patient. There are some fireplaces that require both switches to be turned on. If there are any issues, please do not hesitate to contact us at 801.648.7332 as we would be more than happy to help!

Also, make notice that our fireplaces are turned off during the summer season.

Laundry Appliances

All of our properties at Powder Stays are equipped with a laundry room as well as the essentials such as detergent. If you need additional supplies, the closest grocery store is Valley Market, which is located in Eden about a mile from the Moose Hollow community.

Propane Grill
  1. Please use extreme caution when using the propane grill.
  2. Always open the lid prior to lighting the grill.
  3. To be operated and supervised by an adult at all times.
  4. Ignite and preheat according to instructions on individual model found at your unit.
  5. If the ignitor switch will not light the grill, please use butane lighter (in kitchen drawer) or matches.
  6. Open lid before lighting
  7. Turn main propane tank gas valve to “ON”
  8. Insert flame in hole located in grill base (most grill models will have metal match holders available on chain near the hole)
  9. Turn on burner nearest lighter flame
  10. If grill fails to light, turn off burner, wait - then retry steps 3 & 4
  11. After grilling, be absolutely certain to immediately turn all knobs to “OFF” and shut off the valve on the tank.
  12. Clean the grill after each use using the grill brush provided. There will be a $25 additional charge to clean the grill if this hasn’t been done.
  13. We expect that each guest may use an hour or so of propane per day during their stay; excessive use or failure to turn the tank valve off will result in rapid depletion of the propane and result in an additional charge.

UTA Shuttle to Powder Mountain

There is a U.T.A. shuttle that services Powder Mountain and helps our guests get up to the mountain safely on those powdery days!

There is a shuttle stop in the Moose Hollow / Cascades community - which is at the intersection of Moose Hollow Drive and North Huntsman Path. Make sure to stand by the blue U.T.A. bus sign to catch it.

There is another U.T.A. shuttle stop across the street from Wolf Lodge Community on the main road. Again, there is a blue U.T.A. bus sign to help guide you on where to stand.

Please note: There is a $4.50 charge per ride on the shuttle. They only accept cash in exact change. You can buy an unlimited pass when you go up to Powder Stays.

Please Read Before Your Stay
Powder Stays, LLC is a property management company that provides short-term lodging accommodations and is hereinafter referred to as Manager under these Terms and Conditions and includes any amendments to the Terms and Conditions that Manager may publish from time to time. The term Guest refers to the guest, those invited by Guest, others that are invited to the property by Guest of Guests invitees. Guest hereby agrees to the Terms and Conditions below. BY ACCESSING, BROWSING, PURCHASING THROUGH OR USING THE SERVICES OF MANAGER, INCLUDING MAKING RESERVATIONS ON-LINE, BY PHONE OR BY ANY OTHER MEANS, YOU AGREE TO BE BOUND BY THESE TERMS and CONDITIONS.

REPRESENTATIONS AND WARRANTIES

You represent and warrant that: You are over the age of 21 and can form a legally binding contract under applicable law. You have provided and will continue to provide only true, accurate, current and complete information. The billing address you provide to Manager on the website (www.powderstays.com) or by any other means is the address and phone number your credit card bank has on file for you. You are not using Manager for any improper purpose, and you will act in good faith in your relationship with Manager. Guest confirms that they have sufficient authority to purchase on behalf of Guest, a company, group or organization and to bind Guest, that company, group or organization to the Terms and Conditions.

RESERVATIONS ARE NOT FULLY GUARANTEED

If for some unforeseeable circumstance, the Property is not available or becomes unavailable or uninhabitable during your stay, it will be substituted with accommodations with an equal number of bedrooms and bathrooms or is otherwise determined to be an upgrade. If the substituted property rents for more for the same period or remaining period, respectively, there will be no additional charge. However, if the substituted property rents for less for the same period, the difference will be refunded to the Guest.

PAYMENT

An advance payment deposit equal to 50% of the total rental amount is required to confirm the rental property and to reserve the desired rental dates. Deposit must be received by Manager within 24 HOURS of Guest reservation or is subject to cancellation unless otherwise arranged for with Manager. The advance payment will be applied toward the room rent and associated fees. A credit card is required with all reservations for damage and incidental Guest charges. Please make deposit payments in the form of credit card, travelers checks, bank money orders, cashier’s checks or personal checks payable to Powder Stays. The BALANCE OF RESERVATION is due thirty (30) days prior to the check-in date. Reservations made less than 30 days prior to the check-in date will require full payment via credit card, cashier’s check, wire transfer, certified check or money order and a valid credit card must be on file. If paying by check and check is returned for NSF, there is a $50 service charge per occurrence. Keys or entry code will not be issued until the final payment has been made and signed rental documents are in Manager`s possession. Manager may charge the final payment to the credit card, if any, used by Guest for the initial rental deposit or the credit card on file with Manager. Guest failure to pay the Final Payment in a timely manner may be considered a cancellation under this agreement and may result in forfeiture of the reservation deposit and the reservation. Manager cannot guarantee a specific unit or any unit if a cancellation occurs. Payments for foreign reservations must be made in U.S. funds by money order, wire transfers, or cashier’s checks payable on a U.S. bank. Unless otherwise specified all rates are quoted in US dollars plus any applicable taxes and fees.

CANCELLATION and REFUND POLICIES

Should Guest wish to cancel this agreement, notice of cancellation must be in writing and e-mailed to Manager. It is Guest’s responsibility to verify receipt by Manager. If cancellation is received more than ninety (90) days prior to check-in date, Manager will refund 100% of the sums paid, less a $50.00 cancellation fee. If the notice of cancellation is received within 90 days or less prior to check-in date and Manager is not able to re-rent the same unit(s) during the same time period at the same or a greater rate, 100% of the sums paid are non-refundable. If Manager is able to re-rent the property under essentially the same terms as the original rental, all paid amounts will be refunded less a $50.00 cancellation fee. There are no refunds for early departures, delayed arrivals, inclement weather or reduction in the number of nights reserved for any reason. If the subject property becomes unavailable or unsuitable for rent for any reason whatsoever, including but not limited to, casualty loss, construction delays, physical deterioration or loss of utility services, the Manager`s liability will be limited to the return of all monies paid on account at the time of cancellation. In the unlikely event Manager cancels your reservation; every attempt will be made to substitute the rental with an equal or better property or all monies received will be refunded to Guest within 5 business days of cancellation notice. Cancellation claims must be taken up with the travel insurance company, if a policy was purchased.

RATE CHANGES

Rates are subject to change without notice prior to receipt of agreement and Deposit. If a discrepancy arises between the rate quoted on the Site and on the confirmation, the latter will prevail. In the event an incorrect rate is charged due to a typographical or other error, Manager shall have the right to refuse, cancel or limit any reservations listed at the incorrect price, whether or not an order confirmation has been sent and/or payment has been made.

OCCUPANCY

Guest understands and agrees that the Property shall be occupied by no more than the number of individuals including children (infants under the age of two are not included) as indicated on the Rental Listing. All of our properties are privately owned. PLEASE BE RESPECTFUL AND CONSIDERATE of the property and the neighbors in the other properties especially after 10:00 PM and before 8:00 AM. Loud parties, noise or any other disturbances will not be tolerated and deemed grounds for immediate eviction with no refunds.

ABSOLUTELY NO SMOKING

ABSOLUTELY NO SMOKING in the property! A $1,000 or more Deep Clean charge will be assessed to the guest if management determines smoking of any kind has taken place in the property. All guests may be immediately evicted with no refunds. Below is the HOA Smoking Policy:

ABSOLUTELY NO PETS

In accordance with the Moose Hollow and Wolf Lodge Home Owner`s Association Rules, Guests are not permitted to bring pets. If pets are brought they will have to immediately be removed from the premises or the rental is subject to immediate termination and no refunds will be given. In the event the Guest chooses to terminate the rental, no refunds will be given. The HOA may also impose fines up to $500 per occurrence and a deep cleaning fee of $1000 or more may be assessed. Service animals are not considered pets but notice and proper documentation is required at the time of the booking.

CHECK-IN POLICIES

Standard check-in time is 4:00 PM. Early check-in is allowed only with prior approval. Property must be cleaned by housekeeping and ready for occupancy prior to check-in. Access Instructions will be provided to Guest two days prior to arrival if all rental fees have been paid. Upon Check-in, the Guest is required to report any issues or problems with the property(s) they have rented in-order to avoid being charged for damages that were caused by a past guest and will help us to keep the property in its best possible condition.

HOT TUBS

For properties that have a private hot tub, be certain to review both the instructions to unlock and open the hot tub as well as the cover lift instructions. Safety is always the first priority and hot tubs must be closed and secured at all time when not in use to void accidental or unauthorized entry. Adult supervision is required at all times.

POOL TABLES

To avoid damage and expensive repairs to the pool table, please:
- Keep the table covered when not in use
- Supervise children at all times and/or put balls and cue sticks out of reach and discuss all playing rules with them
- Play with care and without excessive force to avoid damaging the felt
- Do not move the pool table for any reason (the cost to re-level is $200)
- Do not set any food drinks, dishware or any other objects on the table whatsoever (the cost to replace the felt is $500)

CHECK OUT / CLEANING PROCEDURES

Check-out time is 11:00 AM. If a Guest would like a late check-out, PRIOR APPROVAL IS REQUIRED. A $40/hour fee may be charged for each hour (or portion thereof) past the required check-out time. A $100 fee may be charged for a lost key, garage door opener and remote control. Each property will be inspected, sanitized and cleaned prior to Guest's arrival and after departure. GUEST IS REQUIRED to leave the property in the same general condition (less our routine cleaning) as it was in at Check-In. Specific check out instructions are emailed and also left in the unit which include the following: Turn heat down to 55 in the winter and A/C up to 80 in the summer. All dirty dishes must be loaded in dishwasher and started prior to leaving; remove and dispose of all trash. If additional cleaning is required, appropriate charges will be deducted from the security deposit (or charged to the credit card on file) at the rate of $30 per hour. Please lock unit, close and secure all windows, return key, if any, to the key box and close garage doors (where applicable). Leave amenity lanyard, keys, FOB's remotes, etc., with the Guest Information stand found inside the property.

TERMINATION

If Guest or any member of Guest’s party or visitors violates the terms of this Agreement, Manager may terminate this Vacation Rental Agreement with no refunds. Manager has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Guest agrees that conduct that disturbs or offends other guests or residents shall be deemed grounds for immediate termination.

Should the Guest violate any of the terms of this agreement, or use the unit for any illegal or unlawful purpose or use of common areas in a manner contrary to the provisions of the rental agreement, or the rules of the homeowner’s association, the rental period shall be terminated immediately with no refunds. All Guests must vacate the property at the conclusion of the rental period. If a Guest fails to vacate the premises upon termination of the rental period, Guest shall waive all rights to due process. Manager or its agent may enter the premises and remove Guest, the members of Guest`s party and their belongings. Guest is notified that all individuals occupying the Unit will be subject to immediate eviction procedures under State law. IF LAW ENFORCEMENT IS DISPATCHED TO PROPERTY DUE TO ANY ILLEGAL ACTIVITY OR DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $250 CHARGE TO GUESTS SECURITY DEPOSIT OR CREDIT CARD, AND SUCH AN OCCURRENCE WILL BE CONSIDERED GROUNDS FOR IMMEDIATE EVICTION.

HOLD HARMLESS

Tenant and Tenant’s Guests shall hereby indemnify and hold harmless Manager, its subsidiaries, affiliates, officers, directors, agents, employees, co-branders or other partners, and suppliers, from any claim, demand, action or damage, including reasonable attorneys fees, made or incurred by any third party arising out of or related to your use of the property(s), any content you transmit via the property(s), or your violation of the Terms. Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Manager and Owner from any and all claims, demands and causes of action by reason of any injury of whatever nature which has or have occurred, or may occur to the Guest, or any of his/her occupants or guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner and Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assigns the prevailing party shall be entitled to recover reasonable attorney fees and costs.

CHANGES TO THE TERMS

Manager reserves the right, in its sole discretion, to change, modify, add or remove any portion of the Terms in whole or in part, at any time. Changes in the Terms will be effective when notice of such change is posted on the Terms and Conditions section of the powderstays.com website. Your continued use of the property(s) after any changes to these Terms are posted will be considered acceptance of those changes. Guest should periodically check the Terms and Conditions link on Powder Stays homepage at www.powderstays.com to view the then-current Terms.

EXTRA CHARGES FOR ADDITIONAL SERVICES, LOSSES OR DAMAGE TO THE PROPERTY

A credit card shall be required for security in the case of additional services used, losses and damage to the property. If payment is made by credit card, the Guest authorizes the Manager to charge the same credit card to reimburse the Manager or the property owner for any damage or extra expenses, incurred by the Guest to the property. Added charges may be billed if any of the following occur:

a. All damage done to Property or its contents, beyond normal wear and tear.
b. Expenses are incurred due to contraband, pets, smoking or collection of rents or services rendered during the stay.
c. Guest fails to comply with check-out procedures as outlined and found in the unit. Items include removal of all debris & rubbish into dumpsters, loading all dirty dishes into the dishwasher, etc.
d. Guest fails to return/leave amenity lanyard, keys, FOB's, garage door remotes, etc. The unit must be left closed, locked and secured including all windows.
e. If any charges accrued during the stay are not paid prior to departure including the use of Pay-Per-View systems, if available.
f. If linens are lost, stolen, stained or damaged.
g. If Guest requests early check-in or is late to check-out and a fee is agreed upon.
h. If the Guest is evicted by the owner (or representative of the owner), the local law enforcement, the security company or anyone employed by the Home Owner`s Association.
i. Additional charges will be incurred as follows:
1. Missing of damaged Amenity Pass - $50 each
2. Missing or damaged Garage Remote (townhomes/private homes only) - $75 each
3. Failure to clean BBQ grill(s) at the property or leaving the grill values open resulting in depletion of the propane tank - $50/grill
4. Overuse of hot tub requiring draining, cleaning and addition of new chemicals to balance - $100
5. Linens - lost, missing, stained, damaged, etc. The replacement costs are as follows:
- Between $15 and $35 for bed linens depending on the size
- $20 per bath towel
- $10 per hand towel
- $5 per washcloth
- $10 per bath mat
NOTE: Blood, make-up, excessive dirt, grease, oil, etc., can destroy the linens and applicable fees may be charged.

DISPUTES

Disputes under this Agreement shall be governed by and interpreted in accordance with the laws of the State of Utah. Any action relating to this Agreement shall be filed only in the Weber County court in Utah in which county the Unit is located. Both parties consent to the exclusive venue and jurisdiction of such court. Guest agrees to pay all reasonable costs, attorneys fees and expenses that shall be made or incurred by Manager in enforcing this agreement.

WRITTEN EXCEPTIONS

Any exceptions to the above-mentioned policies must be approved in writing by Manager in advance.

ELECTRONIC TRANSMISSION

The Guest agrees that if they book online and accept the terms of the agreement on-line, it is the same as signing a copy of this agreement. If the Guest books by phone, Guest will receive a confirmation of the reservation including the Terms and Conditions via the email address provided by Guest. The Terms and Conditions will be deemed accepted and signed UNLESS the Guest replies back via email to the contrary stating that they do not accept the Terms and Conditions of this agreement. The Guest agrees that they shall not make changes to this agreement.

We implement a variety of security measures to maintain the safety of your personal information when you place an order. We offer the use of a secure server. All supplied sensitive/credit information is transmitted via Secure Socket Layer (SSL) technology and then encrypted into our payment gateway providers database. It will only be accessible by those authorized with special rights to such systems. They are required to keep the information confidential. After a transaction, your private information (credit cards, social security numbers, financials, etc.) will not be stored on our servers.

Can I bring my pet with me?
Unfortunately, according to the community HOA rules and regulations, we are unable to allow pets at this time. If you have a service animal and can submit the proper certification to us for our HOA Board, you are more than welcome anytime! You can call our office at (801) 745-3772 and a reservationist would love to help find a home that is just right for you and your pet.

What are the benefits of a vacation home rental?
Our vacation homes are stocked in such a way that you always feel like you are coming "home" to your "vacation home" rather than returning to a small hotel room. Our homes have full kitchens, some homes having game rooms, private hot tubs, and BBQ grills. This provides the luxury of being able to enjoy a full-service home rather than a simple hotel room.

Powder Stays Lodging supplies small amenity bottles of shampoos, lotion and soaps in each bathroom for your convenience. We also supply towels, sheets, dish soap, dish detergent, laundry detergent, dryer sheets, and a starter pack of paper towels and toilet paper.
